07/2025 - Updated Form 118: NJ REALTORS® Residential Sales Contract
The FY 2026 New Jersey budget calls for increases to the Supplemental Fee to the Realty Transfer Fee, now known as the Graduated Percent Fee ("GPF").
Beginning July 10, 2025, pursuant to N.J.S.A. 46:15-7.2, the GPF, which is a supplemental fee, is imposed on the seller for transactions exceeding $1 million and changes prior law that made the buyer responsible for this fee.
The following section has been amended to reflect this change:

Instruction Sheet

The following forms have been amended to comply with P.L. 2025, c.19 which removes the state requirement that a fire extinguisher be present at the time of the fire inspection and imposes a new labeling requirement for secondary power sources:

- Form 125: NJ REALTORS® Residential Lease, Section 41
